A Seaford-based commercial real estate investment firm has sold a retail property in Florida for $2.1 million. 

Nighthawk Realty LLC, an affiliate of Petrakis Realty Group, sold the 4,175-square-foot strip center on .70 acres at 2708 S.W. College Road in Ocala. 

The property, which was purchased by SIO Property Holdings FL LLC, is fully occupied with tenants that include Smoothie King, Metro By T-Mobile and Ramen House. 

The sale price equates to a 5.38 percent cap rate. 

In another recent deal, Petrakis Family Partners, also an affiliate of Petrakis Realty Group, purchased a 2,900-square-foot retail building on .35 acres at 890 Monroe Ave. in upstate Rochester for $600,000. 

The property is net-leased to 7-Eleven and the sale price equates to a 6.4 percent cap rate. 

Dylan Silber of Silber Investment Properties represented the buyer in the Ocala deal and represented the seller, Mafri Holdings, in the Rochester sale, while Silber Investment Properties principal Adam Silber represented the Petrakis firm in both sales transactions.
