A project to develop a 145,200-square-foot warehouse and distribution facility in Woodbury has been approved for economic incentives from the Nassau County Industrial Development Agency. 

The $54.7 million project from Manhattan-based Rockefeller Group, is a redevelopment of two properties at 1 Media Crossways and 200 Crossways Park Drive, a combined 9-acre site formerly occupied by Cablevision and E&M Logistics.  

The new speculative development features 36-foot ceilings, 54-foot-by-50-foot column spacing, more than 270 car spaces, 18 trailer spaces, 35 dock doors and 60-foot speed bays. It will create 68 full-time equivalent jobs and 154 construction-phase jobs, according to an IDA statement. 

“The Nassau IDA is very impressed with the rapid progress being made at the construction site and seeing this facility really start to take shape,” Nassau IDA Chairman William Rockensies said in the statement. “We’re pleased to have voted in favor of this project that will create many jobs, increase tax revenue and support the increasing movement of goods and materials across Long Island.” 

Over the course of its 20-year payment-in-lieu-of-taxes agreement, the Woodbury development is set to generate about $22.1 million in tax revenue for the community. That’s a 200 percent increase over the $11.15 million in taxes the site would bring without the project. 

“The fact that this land will bring in five times as much revenue with the project compared to its contributions without the project makes our decision to assist an easy one,” Nassau IDA CEO Sheldon Shrenkel said in the statement. “The entire Nassau County community will be able to reap the benefits of this project, and to see them take effect in little more than a year makes it even more exciting. The NCIDA is happy to provide incentives for something that will bring such a positive impact to our community.” 

Rockefeller Group is just completing a 172,622-square-foot distribution center on 10 acres at 55 Paradise Lane in Bay Shore. The civil engineer for the developer’s Bay Shore and Woodbury projects is Huntington-based R&M Engineering and the general contractor for the projects is Ronkonkoma-based Aurora Contractors. 

Construction of the Woodbury project is expected to be completed within the second quarter of 2024. 

“Rockefeller Group appreciates the Nassau County Industrial Development Agency’s consideration and support, which cleared the path for the establishment of the Crossways Logistics Center,” Phillip Golub, director of Northeast Development for the Rockefeller Group, said in the statement. “This project is our first development in the growing eastern Nassau Long Island industrial market and our second on Long Island. We look forward to this project, which will bring dozens of full-time jobs and additional tax benefits to local jurisdictions, being completed and operational next year.”
