Bristol Group Inc. is nearing completion of its new speculative warehouse development in the Long Island Innovation Park at Hauppauge. 

The San Francisco-based developer is building a 178,134-square-foot industrial building on 10.75 acres at 49 Mall Drive in Commack, which is on track to be completed next month. 

The facility, dubbed the Bristol Logistics Center, features a 36-foot clear height in the warehouse, 31 dock-high loading doors, two 12-foot-wide drive-in loading ramps, as well as 205 employee parking stalls and 16 trailer parking stalls. There is also expansion space to add additional car or truck parking stalls and office space in the building can be built to suit future tenants’ needs, according to a company statement. 

Bristol Group purchased the property, which had a vacant 103,000-square-foot manufacturing building formerly owned by Ropack Pharma Solutions, for $10 million in 2021. 

“The Town of Smithtown has been a great partner in our diligent efforts to repurpose a blighted and obsolete pharmaceutical property into a brand-new logistics facility that meets all the requirements of today’s sophisticated warehouse users,” Dave Williams, managing director of Bristol Group, Inc., said in the statement. “This strategic area of central Long Island is highly underserved in terms of modern industrial buildings and we’re very excited to deliver the first high-cube warehouse development in the highly sought-after Hauppauge area.”  

The project is being marketed for lease by the JLL Long Island industrial team of Doug Omstrom, Max Omstrom and Tom DiMicelli, who are seeking a single tenant or multiple tenants for the new facility. 

“The activity has been very strong. We’ve seen a wide range of potential tenants from many different industries,” said Doug Omstrom. “The industrial vacancy rate continues to hover around 3 percent, which is an historic low for Long Island. Now that the building is soon to be ready for occupancy, the activity has picked up dramatically and we expect to sign a deal in the very near future.” 

The JLL team is hosting an open house at the Mall Drive property at noon on Thursday, May 25.
